Determining the Value of Your Home

Although "fair market value" of your home is best determined after consultation with a real estate professional, we have provided these guidelines to follow to get an approximate idea of what your home may be worth and allow you to become a more informed consumer.

1. Create a basic list of your home's characteristics. Include items such as square footage, number of bedrooms, number of bathrooms and geographic area.
2. Using this list and our property search, find homes similar to yours that are currently on the market.
3. As you browse through the search results make note of the homes that most closely compare to yours in terms of size, location, room dimensions, school district, etc. These more similar homes will give you some idea of what your home is worth.
4. If possible, visit to some of these homes can help determine if the condition and appearance of the property has affected the price. For example, if a house for sale down the block needs new paint and a new roof and you have recently painted and replaced your roof, then your home should have a higher value. Landscaping, style, age, windows, basement (finished or unfinished), siding/brick exterior are all factors to consider when comparing your home with others
